“Third Quarter 2019 Home Sales Showed Unprecedented Growth,” reads the Greater Nashville Realtors’ news release announcing third quarter sales numbers. It might sound hyperbolic, but it’s really not overstating the situation.

Buyers in the Nashville real estate market are angry and frustrated, especially the buyers who have decided to relocate here from other cities.

They feel there is no inventory, and houses that meets their specifications and parameters receive multiple offers when they hit the market.

Even as we continue with our monthlong drought, the water intrusion issue continues to plague homeowners and hamper the sales of many homes. The Greater Nashville Realtors released sales data last week comparing the monthly numbers with the same periods as last year. Based on the monthly figures, the news is good with sales up 9.9% as unit sales increased from 3,812 to 4,189 and median prices are on the rise as well.

As the years float by and trends come and go, the questions frequently asked by buyers and sellers of their agents remains fairly constant. In many cases, the answers are blowing in the wind, while in others, most Realtors agree on the responses.

22. Appraisers struggle to find comps for inflated deals -

It had to happen at some point. Prices in the Nashville residential real estate market have been flying skyward for seven years, and the appraisers have been able to keep pace, at times making upward adjustments when there were multiple offers on the same house.

The Nashville real estate market is nothing if it is not baffling.

At the end of last month, there were 3,158 sales that fell into the “pending” category, meaning the properties were under contract, not being shown and the listing agent was confident that the sale would close.

The law of supply and demand is taking a beating in the Nashville real estate market. Inventory is on the rise, with 11,276 properties on the market compared with 8,521 at this time last year. Yet the price of a single-family home has increased from $297,915 to $305,000 during that same period. Condos have followed the trend, rising from $218,600 to $223,000.

First Tennessee has hired Debra Hooper as senior vice president and private client services manager. Hooper will be based in the Brentwood office and report directly to executive vice president Andrew Kintz.

43. Let the seller beware when the buyer’s house hasn’t sold -

Sellers in a frantic real estate market are not likely to accept an offer contingent on the sale of the buyer’s current residence.

Buyers in the past would often make offers with financing contingencies but no mention of the ownership of their current homes. The contract was merely dependent upon the buyers’ ability to secure financing.

Creswell was awarded the honor for her commitment to professionalism, clients and the real estate industry at the association’s annual Awards of Excellence Gala on March 9. The Nashville area had 39,514 total real estate sales in 2018, 968 less than record-setting 2017, marking a 2.4 percent decrease, Greater Nashville Realtors figures show.

That also means 2006 has maintained its hold on second place and remains the only year other than 2017 to have surpassed the 40,000-sales mark. 2018 pulled in 486 sales short of the 40,000 mark and 532 less than the 2006 total.

56. Hacker’s scam, court ruling a big wakeup for industry -

There is no better way to get the attention of an industry than to have a court render a $167,129 decision against one of its members.

It happened in a Kansas federal court with the jury finding a buyer’s real estate agent and his broker liable for negligent representation in a case involving a wire transfer. The defendants, a real estate agent and his broker, were found liable for $167,129.

57. Free agency, acquisitions shuffle local real estate -

Free agency, that annual NFL offseason obsession, has made its way into the real estate world with tremendous turnover in December and January and no commissioner regulating the deals. In real estate circles, the agents are actually free – no salary, no signing bonus, no caps.

58. Another strong sales year? Watch out for rates, politics -

With 2018 in the books, the real estate community can set its sights on the year ahead, which should rank in the top three years of all time in terms of units sold in the area.

Nashville’s November real estate sales were 7 percent less than November 2017, the Greater Nashville Realtors reports using statistics provided by Realtracs.

Year-to-date sales for 2018, 36,633, are off by a much smaller margin – 1.6 percent – from last year’s record-breaking 37,236 for the same period.

Year-to-date home sales in the greater Nashville region decreased by a staggering 8 percent through the end of September, statistics compiled by the Greater Nashville Realtors reveal.

80. Doesn’t take much these days to kill a simple deal -

East Nashville prices have blown away previous records recently, similarly to the way much of the neighborhood was whisked away by the tornado of 1998.

The house at 620 Fatherland is no exception having sold last week for $225 per square foot. With a sales price of $670,000, the 2,976-square-foot, three-bedrooms, three-and-a-half-bathroom historic home scratched several itches for the buyer.

It’s not difficult for a Realtor to find free food and drink lately as listings are lingering on the market and the listing agents are hosting various lunches, breakfasts, wine and cheese parties, and even songwriters in the round a la the Bluebird in efforts to lure buyers and other Realtors into houses.

89. Vanderbilt’s Shah to lead Deptartment of Cardiac Surgery -

Ashish Shah, M.D., director of Heart Transplant and Mechanical Circulatory Support at Vanderbilt, has been named chair of the Department of Cardiac Surgery.

Shah, professor of Cardiac Surgery, succeeds Michael Petracek, M.D., who is stepping down from the post. The appointment became effective July 1.

90. Single-family homes push sales ahead of last year’s pace -

Area real estate sales have increased 5.5 percent this year with 23,365 properties changing hands, 3,872 of them in August alone, Greater Nashville Realtors sales statistics show. That number is slightly less than the 3,887 closed sales in June, which was down from the 3,943 in May.

97. Closings skyrocket in May despite lack of inventory -

There were a staggering 3,943 closings for the month in the Nashville area in May, a 6.6 percent increase over May of 2016, figures released by The Greater Nashville Realtors reveal.

Nearly 4,000 closings is unheard-of, and some would expect that number to be achieved except for the fact that there were 3,540 sales that were pending at the end of May, compared to 3,730 last year. Based on those numbers, sales closings should drop slightly in June.
